The “Why”
Loyalty, integrity, and service lie at the heart of Rollie’s business. He treats his clients like family, and won’t hesitate to go the extra mile in order to secure the best deal for you. He regularly travels all over Middle Tennessee and Northern Alabama with his buyers and won’t stop until he’s certain they’ve found the right property. To Rollie, real estate is more than a career—it’s a calling, an opportunity to give back out of his wealth of knowledge and experience.
People are the reason for everything Rollie does in real estate, and he’ll do everything in his power to make sure his clients have a pleasant buying or selling experience from start to finish. He is always available to reach by phone, and responds to emails right away. In order to offer the best competitive edge for his clients, Rollie provides professional photography for all his listings as well as drone footage for farm listings at no additional charge.
Besides Real Estate
Before becoming a licensed agent, Rollie built a business training and boarding horses in both Alabama and Tennessee that he ran successfully for 30+ years. He’s currently an active member of the Tennessee Walking Horse Breeders’ and Exhibitors’ Association, and regularly adjudicates competitions including the renowned National Celebration in Shelbyville, TN.
Aside from horses, he also enjoys golf, trail riding, and spending as much time with his family as he can. Rollie has three grown children. His oldest son lives in Murfreesboro, Tennessee and has three beautiful children; his middle son lives in Mobile, Alabama with his wife and three beautiful children; and his youngest daughter lives in Nashville, Tennessee with her husband. He attends soccer games and birthday parties, and loves taking vacations and going fishing with his grandchildren.
What clients are saying
Rollie made it happen and we could not be happier. My wife and I gave him a long list of requirements, and he found the perfect home for us. Our work with Rollie was filled with curve balls: from us waffling on buying or building to having to make several offers in order to acquire the perfect house. Rollie was patient, understanding, knowledgeable, and immensely helpful throughout the whole process. He was accessible at all times and even helped me sign up for our utilities. He is great guy and has become a great friend. Now that I know him better, I can tell you he is hard working and extremely conscientious. You could not find a better person to find or sell your home.

As our family grew, we knew we needed to find a bigger home, but weren’t sure we were up for the often grueling process of buying and selling with our young family and busy schedules. Rollie held our hand from start to finish, making what seemed like a daunting process amazingly simple. As with most moves, we did hit a bump or two along the way, but Rollie knew exactly how to guide us through and right into our beautiful new home. We love our home, but we will certainly call Rollie if we ever decide to move again!

I began my search for a home to fit my retirement income budget in Shelbyville, TN, in March 2021. Rollie got me in to see every home in my price range, from new constructions to older homes. We made 7 offers at asking or several thousand above asking price, to no avail. The market was hot and competitive at that time. Finally, I zeroed in on a new construction condo and wasted 9 months waiting on them to be completed. Although Rollie was skeptical of this situation, he was very supportive of me, and in the end, he recovered the earnest money I had tied up in that project. I found the perfect home for me in the area of Shelbyville that I liked best, within my budget, and I closed on it August 31, 2022.
I really can’t imagine this long journey to find a home without the help of Rollie Beard. His knowledge of how the real estate market works was priceless to me.
